Rula Sunna is an Amman-based architect and interior designer. Olea Residence is designed around a section-first approach: the slope of the site is not a problem to be solved but the central organising logic of the building.
The result is a building where every residence has a protected forward outlook — not by luck, but by design intention.

The design problem
Section-first thinking on a sloped site.
Design strategy
The slope
The Abdoun site slopes downward from the street. Most developers see this as a constraint. The design uses it as a structural asset.
View protection
By positioning the building on the slope rather than cutting into it, every level maintains a clear forward outlook. No level is buried against grade.
Section-first
The cross-section of the building was resolved before the plan. This is unusual. It means the view logic is fundamental to the structure, not an afterthought.
Material language
Four materials. Restrained palette.
Ma'an Stone
The primary façade material. Regional, durable, and contextually appropriate — referencing the material language of Amman's best buildings.
Structural Glass
Maximised glazing on primary aspects. Double-glazed throughout for thermal performance and acoustic separation from the street.
Clean Massing
The building form is resolved, not decorated. Articulation comes from the section, not the surface.
Restrained Palette
Stone, glass, and neutral interior finishes. No applied ornament. The quality is in the material and the proportion.
Olive Tree Luxury Real Estate
A debut defined by a single standard.
This is the first project by Olive Tree Luxury Real Estate. The standard is personal: a building specified to a level the developer would live in. No compromises on materials, systems, or structure were made in the interest of margin.
